Compare exact location, official identity, exclusive use, bedrooms and bathrooms, pool conditions, confirmed services, recent traceable reviews, total price and cancellation terms. 1. Choose the island before the property
The Azores are an archipelago. A remarkable house on the wrong island cannot support the trip you intend to take. List the priority experiences, flight or ferry connections and available days first.
On Pico, activities are spread around the island. A base near Madalena can suit some plans; São Roque, Lajes or a rural location can suit others. Use official transport information and allow for Atlantic weather instead of treating a straight-line distance as a guaranteed journey time.
2. Verify identity and registration
Look for the property name, operator, physical address, contact details and registration. Portugal’s National Tourism Register can be used to check local accommodation records.
A registration number is an administrative fact, not a quality award. Still, consistent identity across an official website, booking platform and external profiles is an important trust signal. Ask about material differences before paying.
3. Define “private” and “exclusive”
Private can describe an entire property, one unit within a development, a bedroom or only a terrace. Confirm in writing:
- whether one group books the whole stated property;
- whether any other guests use the pool, jacuzzi or garden;
- which areas are included;
- when service staff may enter; and
- whether external visitors are permitted.
The answers should match the final booking terms.
4. Compare layout, not just capacity
“Sleeps eight” does not explain how eight people sleep. Four couples may value four en-suite bedrooms more than a high capacity created with sofa beds. Check bed types, full bathrooms, common space, stairs, parking and any accessibility requirement relevant to the group.
Ask whether a quoted floor area refers to the interior, the whole plot or both. Current photographs should show each important room, not only the pool and view.

5. Test every pool claim
“Private pool”, “heated pool” and “infinity pool” describe different qualities. Establish whether the pool is exclusive, when it is heated, whether heating is included, where it sits, what safety rules apply and whether access hours exist.
A photograph cannot guarantee water temperature, wind shelter or safety provisions. Ask for confirmation if the pool is essential to the trip.
6. Separate included and optional services
Breakfast, cleaning, laundry, transfers, a chef and local support may be included, optional, unavailable or tied to a particular rate. The confirmed reservation for the selected dates is the controlling source.
Reliable wording distinguishes what is included, what needs advance request and what carries an additional price. It does not let a past guest’s experience or an old brochure create a promise for a new booking.
7. Read reviews in context
Check the source platform, date, total volume and repeated themes. Look for recent comments about cleanliness, photo accuracy, communication, location and how problems were handled. A perfect average based on few stays has different context from a long record.
Quoted reviews should link to their source where practical. A guest’s phrase such as “five-star experience” is praise, not an official hotel classification.
8. Compare the final conditions
