Terms and Conditions

Guest means a person included in a reservation. The Lead Guest is the person aged 21 or over who accepts responsibility for the group. Villa means Atlantic Heritage Luxury Villa at 29 Canada Nova, Criação Velha. Website means atlanticheritagevilla.com.

All prices include 4% VAT. Rates vary by dates, occupancy and booking conditions. The total price, taxes, services and conditions shown in the confirmed reservation take precedence over indicative information on the website. A minimum stay of three nights normally applies unless otherwise approved.

Stays of 7–27 nights receive a 10% discount on accommodation. Stays of 28 nights or more receive a 20% discount on accommodation.

Every reservation includes exclusive use of the villa, daily breakfast, daily housekeeping, complimentary laundry, bed linen and towels, bathroom toiletries, personalised guest support, and private 24-hour access to the year-round heated infinity pool and indoor jacuzzi.

The Lead Guest must be at least 21 years old at the time of booking to book the property. A person under 21 cannot be the Lead Guest. This minimum age applies to the Lead Guest; other guests remain subject to the published children and occupancy policy.

A booking is secured only after written confirmation and receipt of the payment shown during booking. The official booking engine and confirmation state the deposit or instalment amounts, due dates, accepted payment methods, taxes and fees.

The villa accommodates up to 10 guests in total, including all children and infants, with no more than 8 guests aged 13 or over.

The 8 standard guest places may be occupied by adults or children of any age. The 2 additional places are reserved for children aged 12 or under; this is not a limit of 2 children for the whole villa.

• Children under 5 stay free of charge.
• Children aged 5–12 are charged €75 per child, per night.
• The base rate includes 2 adults. Each additional guest aged 13 or over is charged €100 per night.

Each child’s age at check-in determines the applicable rate. All children, including infants, must be declared when booking and count towards the maximum occupancy.

The villa has four bedrooms with king-size beds. Twin-bed configurations are available on request, subject to confirmation.

Only registered guests may stay without prior written approval. The Lead Guest must be at least 21 years old at the time of booking and is responsible for minors and group conduct.

Standard check-in is after 15:00 and check-out is by 10:00. Valid identification is required. Early arrival or late departure requires advance approval and may involve a charge. Keys must be returned as agreed.

No unauthorised parties, events, pets or smoking inside. Outdoor noise must remain reasonable, particularly after 22:00. Doors, windows and pool access must be secured when unattended. Dangerous, unlawful or seriously disruptive behaviour may end the stay without refund, subject to mandatory law.

Housekeeping is coordinated for an agreed time. Guests must report damage or loss promptly and are responsible for documented reasonable repair or replacement costs beyond normal wear. Staff may access the villa for agreed housekeeping, maintenance or emergencies.

Unless the confirmed rate expressly states different conditions: cancellation at least 90 days before arrival is free of cancellation charge; cancellation 60–89 days before arrival incurs a charge of 50% of the total reservation price; cancellation fewer than 60 days before arrival incurs a charge of 100% of the total reservation price.

Atlantic Heritage is not liable for failure or delay caused by events beyond reasonable control, including severe weather, natural disaster, government action, civil disruption or comparable circumstances. Rights that cannot legally be excluded remain unaffected.

Adults use the pool and jacuzzi at their own risk. Children and weak swimmers require constant adult supervision. No diving, running, glass, dangerous play or use while impaired. Do not sit or walk on the infinity edge or alter equipment. Jacuzzi temperature must not exceed 38°C.

Allergies, intolerances and dietary requirements must be communicated before arrival. Reasonable efforts will be made, but an allergen-free environment cannot be guaranteed.

Personal information is handled under the Privacy Policy. Booking, payment, communications and experience providers may apply their own terms and privacy notices.

These terms are governed by Portuguese law and do not limit mandatory consumer rights. The English version is the reference where translations differ, without overriding mandatory law. Questions and notices: info@atlanticheritagevilla.com.
